1. About these terms

Furnished Habitat, Inc. ("Furnished Habitat", "we", "us") operates a marketplace that connects guests seeking furnished stays with hosts who offer furnished rental properties. These Terms of Service form an agreement between you and Furnished Habitat and apply whenever you access or use the platform.

By creating an account, booking a stay, or listing a property you agree to these terms. If you do not agree, do not use the platform.

2. Accounts

You must be at least 18 years old and able to enter into a binding contract to hold an account. You are responsible for the accuracy of the information you provide and for all activity that occurs under your account.

Keep your credentials confidential and tell us promptly if you believe your account has been accessed without your authorisation.

3. Our role in a booking

Furnished Habitat is a venue. The stay itself is a direct agreement between the guest and the host. We are not a party to that agreement, we do not own or manage the properties listed, and we do not act as a real estate broker, insurer, or property manager.

We verify host identity and review listings before they are published, but a review is not a warranty about a property, its condition, or its legal status.

4. Bookings, payments, and payouts

Guests pay the total shown at checkout, which includes the nightly rate for the dates selected plus any fees and taxes itemised in the price breakdown. Payment is processed by our payment provider; we do not store full card details.

Hosts are paid the amount shown in their payout breakdown after the applicable service fee. Payouts are released according to the schedule described in the host dashboard.

5. Cancellations and refunds

Each listing displays the cancellation policy that applies to it. The refund a guest receives on cancellation is determined by that policy and the time of cancellation, and is calculated and displayed before the cancellation is confirmed.

Where a host cancels a confirmed booking, the guest receives a full refund of amounts paid for that booking.

6. Your responsibilities

You agree to use the platform lawfully and to comply with the Content Policy when you post anything to it.

• Guests: treat the property and the neighbourhood with care, observe the house rules and occupancy limits shown on the listing, and do not misrepresent who will be staying.
• Hosts: describe your property accurately, keep your calendar and pricing current, hold any licence or registration your jurisdiction requires, and honour confirmed bookings.
• Everyone: do not attempt to take a transaction off-platform to avoid fees, scrape the platform, interfere with its operation, or use it to harass another user.

7. Fees

We charge service fees for use of the platform. The fees applicable to a given booking are itemised before you commit to it. We may change our fees prospectively; a change never alters a booking that is already confirmed.

8. Suspension and termination

You may close your account at any time. We may suspend or terminate access where we reasonably believe you have breached these terms or the Content Policy, or where continued access presents a risk to other users or to us. Where we do so, we will tell you why unless we are legally prevented from doing so.

9. Disclaimers and limitation of liability

The platform is provided as-is. To the fullest extent permitted by law we disclaim implied warranties of merchantability, fitness for a particular purpose, and non-infringement, and we are not liable for indirect, incidental, or consequential losses arising from your use of the platform or from any stay booked through it.

Nothing in these terms limits liability that cannot lawfully be limited.

10. Changes to these terms

We may revise these terms. Each revision carries a version and an effective date, both shown at the top of this page. Where a revision is material we will ask you to review and accept it before you continue using the platform.
